Middle Earth Developers, Inc., is a real estate development, property management and general contracting firm operating in Cincinnati, Ohio. Since its inception, our company has specialized in renovating historic buildings and constructing new buildings for residential and commercial uses. On all projects, Middle Earth Developers serves as its own developer, general contractor, and property manager/leasing agent. Our focus is to develop residential and mixed-use property in and around the Cincinnati Central Business District (CBD), with an emphasis on upscale apartments and condominiums. Keeping several services in-house enables us to control all aspects of the project including project plans, design, architecture, construction schedule, and budget performance.
Company Organization
Our company currently has two operating divisions: Middle Earth Developers serves as the contracting and development entity, while Middle Earth Properties handles property management and ownership of company assets. Jay W. Voss and Timothy R. Voss are the founding partners in the firm. In 1996, the company brought in Dion Pangallo as a partner to serve as construction and project manager. In 2002, Glenn Kukla came aboard as a partner to assist with business development.
The current administrative staff complement consists of two persons in our development group, three staff in the property management group, several employees in the maintenance department, and five in the construction group. MED also has a job site crew that typically numbers between fifteen and twenty employees. The remainder of construction related work is handled by subcontractors, all of whom are directly supervised by MED's staff.
In 2007 MED added a staff interior designer, and in 2008 MED added a staff architect. This allows the company even better control over these functions.
Company Principals
Tim Voss has been involved in real estate development and management since 1985. He has led over fifteen major rehabilitation projects, resulting in completion of 160 fully remodeled residential rental units. Middle Earth Properties retains ownership of all these properties, which are located primarily in downtown Cincinnati, Over-the-Rhine, Camp Washington, Clifton, and East Walnut Hills. Currently, Tim supervises all construction and development cost estimating, project prospecting, and architectural and engineering design for Middle Earth Developers. Tim holds a B.S. in Management and an M.A. in History from Xavier University, and has attended Loyola University School of Law.
Jay Voss has been a Certified Public Accountant since 1981 and has worked as both an auditor for a major accounting firm (Ernst and Young) and as a controller for a major corporation (Vivi Color). Since 1995, Jay has been in charge of overseeing Middle Earth Properties' daily operations and managing the company's finances and taxes. He also is involved in buyer relations, closing transactions, and human resources for the company. Jay holds a B.A. in Accounting from Miami University of Ohio and an M.B.A. in Accounting from Xavier University.
Dion Pangallo has over 21 years experience in the construction industry. He holds an Electrical Engineering degree from the University of Cincinnati. Since 1996, Dion has led the Middle Earth Developers construction group, and has served as on-site supervisor for all projects. He is currently in charge of managing all project subcontractors, as well as overseeing three construction crews, each comprised of carpenters, laborers, and tradespeople. In 2007, Dion became a 20 year retired veteran from the U.S. Army Reserves, having served 16 months in Iraq from 2004 to 2005.
Glenn Kukla has over 13 years experience in real estate development and finance. Before joining Middle Earth Developers, Glenn worked as a commercial loan officer and real estate consultant for the Cincinnati Development Fund from 1999 to 2001. His primary responsibilities for MED are prospecting for new projects, arranging and negotiating financing, design, and marketing/PR. Glenn holds a B.S. (with Honors) in Environmental Science from the University of Cincinnati, and is a Member of the Covington Urban Design Review Board. In 2007, Glenn was appointed by the Mayor of Covington Kentucky as Vice Chair and Commissioner with the Housing Authority of Covington.
Company History
Our company was established in 1992 by Jay Voss and Tim Voss. As a lifelong fan of J. R. R. Tolkien's Lord of the Rings trilogy, Tim deemed it appropriate to name their new company after the fabled land.
Middle Earth Developers is the realization of another dream: to preserve and protect some of Cincinnati's irreplaceable historic architecture, and to create new buildings for generations to come. Our recent projects have included Parker Flats, a mid-rise new construction condominium building, the Lofts at Graydon Place, a complete renovation of an eight-story, Classical Revival office building into 30 custom and semi-custom condominiums; the Kinsey Flats, which fully rehabilitated 3 Italianate commercial buildings into 25 industrial-style apartments; Gibson Lofts, a conversion of two 1870s buildings into 8 custom condominiums; the Williamson Lofts, a rehabilitation of an 1890s factory building into 26 loft-style apartments; and the Lofts at Fifth Street, which involved a complete remodeling of an 1890s commercial building into 5 custom condominiums.
Twenty-five of our past projects were completed in full compliance with the design standards required by the National Park Service for receiving federal investment tax credits for rehabilitating historic buildings. Most of these buildings stood vacant for many years prior to their acquisition by Middle Earth Developers. Now completely remodeled, each has been restored to a full and active role in local community life.
